Market Update for February 2025

Your February 2025 House Rental & Sales Market Update is here for Tampa Bay & Nationwide.

In February the Median Rent in Tampa Bay was $2,500 with 29 days for the Days on Market. There’s been no change in the rent from last month as well as last year. Last month took 1 less day to rent a house and last year took 3 less days to rent a house.

Here are Zillow’s National Rental Numbers for Houses (for the entire United States).

In February, Zillow’s National Median Rent was $2,250. From last month rents have gone up slightly 0.85% and from last year, just like in Tampa Bay, rents have stayed the same nationwide.

In February 2025, the number of Evictions Filed in Tampa Bay was 1,419. There was a 22.3% decrease in eviction filings from a month ago.

Our Lease Renewal percentage as of last month is 84%. A good lease renewal rate considered to be about 65% and we’re renewing 84% of our leases.

In February, the Median Sales Price in Tampa Bay was $429,337. This came from the MLS. The Days on Market was 37 days and the Month’s Supply of Inventory was 4 Months. House prices have increased 2.2% compared to last month with 2 less days on the market to sell a home. From the year prior, house prices have stayed about the same and is also taking the same amount of time to sell a home from a year ago. With 4 months of supply of inventory, this is still a pretty decent market in Tampa Bay.

In February 2025, the national median home sales list price was $412,000, that’s a 0.8% decrease from the previous year according to Realtor.com. The Days on Market was 66 days, which is 5 days longer to sell a home from the previous year. New sales listings have increased 27.5% from the previous year nationwide.

In February 2025, the Mortgage Interest Rate was 6.76%. The source is the St Louis Fed. The mortgage interest rate decreased 0.19% from last month. From last year, the interest rate also decreased 0.18%.
