Why do you focus on long-term tenants?
We put ourselves in the owner’s shoes. We screen for long-term tenants because the biggest expense for the owner is vacancy and turnover. Focusing on long -term rentals is a win-win for both the owner and the resident. The resident wins by being able to put down some roots and make a home for themselves. The owner wins by avoiding a vacancy which can cost thousands in lost rent and renovation/make-ready repairs. -
Will the rent be collected on time?
Receiving rents ON-TIME is essential to our management program so that owners receive their rent on schedule. We understand that owners have expenses, like taxes, insurance, and even mortgage payments. We know that collecting rent on time is critical. After all, property owners are not made of money, right?
We have an impressive on-time payment record. To achieve these results, we are very selective and share expectations with the tenants in advance… before they move in. There are no shortcuts to this critical process. We enjoy the good relationships we have with our residents which is based on mutual respect and a "team" philosophy (not your typical adversarial landlord-tenant relationship).
Our management system is designed with incentives to motivate tenants to pay their rent on-time. With rents due on the first day of the month, we are able to electronically transfer rents to owners on the 10th day of the month, without delays.

Do maintenance calls get resolved quickly and at a reasonable cost?
We take property maintenance seriously because we want the property protected and the tenant happy. Tenant’s move and cause the owner a vacancy 31% of the time, due to maintenance issues not being resolved. We have 24-hour maintenance service and have established a very efficient maintenance procedure where calls are resolved quickly at a reasonable cost. Tenants submit maintenance requests online which generates a work order in our system. Owners are alerted of maintenance calls on their property, in real time, so there are no surprises. Preferred pricing that we receive from our vendors saves owners money.
How do you communicate with owners when there is a maintenance issue or vacancy?
One of the biggest complaints we hear about from owners who contact us to manage their property is the lack of communication with their current property manager, especially when there is a vacancy or repair cost.
Under our maintenance program, owners are notified when a maintenance issue has been assigned to a vendor, scheduled and completed. We go the extra mile on this so that our owners will know about a maintenance cost in advance and won’t be surprised when the costs are deducted from their rental income.
When a property becomes vacant, we communicate the status with you every week until we have it rented.
Our owners always know how their property is performing. It is frustrating to have poor communication with a management company when an issue arises or when rental income has stopped. There is nothing worse than having your phone calls & emails ignored, and you are left wondering what is happening with your property. Do you keep copies of all owner’s receipts?
We electronically store all receipts and paid invoices. No matter how long ago the invoice was paid, we can produce a copy of the paid invoice for you in just minutes. This is a valuable benefit should you ever need to produce a receipt for tax purposes. -
How will I know that the tenants won’t destroy the property?
This is a big concern that we hear from owners. With all the horror stories of tenants destroying property, many owners are reluctant to rent out their house. Although no one can guarantee that a tenant will not damage a property, we have a very thorough screening process to help ensure that a bad tenant will be someone else’s horror story.
We are very selective in who we put in the homes we manage. Simply put, we want the best tenants who have the required move-in funds and will take care and value the house and make it a home.
How do we do this? Screening for a responsible tenant with the right moral code is absolutely key! We run background checks, criminal checks, employment checks, rental history checks, credit checks, plus a few other screening criteria that has taken years to develop.
We do not illegally discriminate against any protected class. We have developed a thorough screening process that applicants must pass to qualify for "best of the best" status in order for them to move in and get the "keys to the castle".
